In the early 1900s, an advertisement appeared which stated that lots were for Sale in Carmichael, California with 10% down and terms of $10 per month a 6% interest for 10 acre tracts at a total cost of $1,500This advertisement continued by saying that the property was located in the shelter of rolling foothills, which was frost free and offered woods that were stocked with quail and other game birds, and streams that were stocked with ducks of gun and trout for rod. The man who was selling these properties was named was Daniel Carmichael, the community’s first developer and founder.
In 1909, the headline in the Folsom-Telegraph newspaper was Big Real Estate Deal. The story was about a man named Daniel Carmichael who bought some 2,000 acres of property that consisted of hills and dales with scattered noble oaks. At the time it was believed that he paid from $150,000 to $200,000 for the property. This land came to be known as the Carmichael Colony # 1. These 2,000 acres of land was a portion of the Mexican Grant made to a man named Joel Dedmond for the 20,000-acre Rancho Del San Juan. This colony is bounded by the Fair Oaks Boulevard in the west, Deterting Ranch, currently known as Ancil Hoffman Park in the south, San Juan Ave. in the east, and Lincoln Ave. in the north. The Deterting Ranch is currently known as Ancil Hoffman Park.
Sometime later Mr. Carmichael purchased an additional 1,000 acres that he designated Carmichael Colony # 2. The boundaries of this colony were Arden Way and Sutter Ave. in the north, and Walnut Ave. in the west. This new territory had been a portion of the 44,000-acre Mexican grant made to a man named Eliab Grimes, in 1844, for the Del Paso Rancho. Prior to Mr. Carmichael purchasing the property, Ali Haggin, James Ben, and his Daniel Carmichael associates raised and bred racehorses, that include a winner of the Kentucky Derby named Salvatore, located on a ranch where Del Dayo Estates is currently located.
Carmichael divided the two colonies into 10-acre tracts and then promptly sold them for some $1,500 each. In 1867, Daniel Carmichael born in Atlanta, Georgia and in 1885, arrived in California in 1885. After spending 10 years working at many different jobs that includes bookkeeping and ranching, he developed the real estate organization of Brand, Carmichael, and Curtis. In 1895, this real estate business was developed in the City of Sacramento, was dedicated to the acquisition and establishment and development of the Sacramento Valley.
In 1900, the company was bought out by Carmichael’s partners and came to be known as the Carmichael Company. Through this company, Carmichael also invested in early oil wells in Kern County through his firm, named the Sacramento Oil Company. Mr. Carmichael was an active member of the Democratic Party and, in 1900, was elected delegate to the national Democratic Convention, where a man named 900 William Bryant was nominated for president and once again in 1904 when a man named Alton Parker was selected to lead the Democratic ticket.

Charles W. and Mary A. Deterding were the first new pioneers to arrive in Carmichael. They bought a 425 parcel of land next to the north bank of the American River. The Deterding Ranch is what is currently known as Ancil Hoffman Park.
