Good Construction

For years, we've built conventional ADUs. Prefab mobile homes aren't what we do. For many years, we've focused on offering consumers long-term benefits. After all, houses are built to last.

Multiple cornerstones go into a construction process, including planning, strategy, and experience. Predictability and order are what we're after. Due to our end-to-end construction method, there won't be any disappointments, proving that we're the best ADU builder around.

Advantages of Building Accessory Dwelling Units in Folsom

Building an additional unit at a single-family home property does not sound like a good idea to many people. Besides, new construction will consume further space on your land and will open a gateway to several expenses and other construction-related problems.

Of course, building an ADU is not a walk in the park; it comes with its challenges. But as professional ADU builders, we tell you it has a range of benefits to offer.

As expert ADU builders, we believe the most typical use for such accessory dwelling units includes the following:

It can be inconvenient if your friends and family come over often and stay for a while. Hence, ADUs are the most practical way to accommodate the guests here to visit you. An ADU will have its own bedroom, kitchen, and bathroom, so they won't have to invade your living space for basic amenities. This way, they can stay with you for as long as they like without feeling like a burden or interfering in your personal life.

Can Serve as a Residence for the Family's Upcoming Generation

Members of the family who are old can use the ADU you built. They will need your continued attention and may find it difficult to reside in different cities far from you. As different generations don't usually vibe together, it is a good idea to separate their living space while still being close to them. The youngsters can party, and the elderly can peacefully spend their alone time.

Americans call accessory dwelling units "Granny Flats" because elderly family members often use them as living spaces. As a bonus, they're convenient for the whole family. Your Folsom home will benefit from them.

Source of Passive Income (Rental Income)

This benefit can only be acquired if your ADU unit is placed strategically. If it fulfills all the property regulations and complies with the law, you might be able to get a permit for renting it out. It will enable your tenants to live peacefully while giving you extra monthly money.

Home Office, Workshop, and Studio

It is very practical to build an ADU if the landowners work remotely. If you have a separate facility from where you live, you can work peacefully without being disturbed by people you share a home with or household chores. It's a simple option to walk across the backyard to get to work quickly, not to add the change of scenery and fresh air.

Cost to Build an Accessory Dwelling Units in Folsom

New homes are generally $300 to $500 per square foot, but ADUs don't have the same rules. It's a good idea to consult a builder or architect before you build an ADU in your Folsom home to get an idea of what you'll have to pay.

About Folsom

Folsom is a city in Sacramento County. The city was named in honor of Joseph Libby Folsom, its founder. The city covers a total of 83km2 of which 6.2km2 is water-primarily because of Folsom Lake. It is located in the foothills of the Sierra Nevada. It is at an elevation of 220 feet and its’ neighboring cities in California are Orangevale, Fair Oaks, Citrus Heights, Roseville, Rocklin, Foothill Farms, Carmichael, Rancho Cordova, Cameron Park, North Highlands, La Riviera, Rosemont, Rio Linda, Auburn and Lincoln all whose centers are within 16 miles of Folsom. Its’ climate is characterized by long, hot, and dry summers accompanied by cool and rainy winters, a typical Mediterranean climate.

The city of Folsom is headed by a city council whose current members are Mayor Howell Kerri, Vice-mayor Rodriguez Rozario, Councilmember Sarah Aquino, Councilmember Chalamcherla YK, and Councilmember Mike Kozlowski. As of 2020, the population of the city was 88,786, a 23.13% increase from 2010. The average household income is $132,609, much higher than the national average of $97,026 with a poverty rate of 5.01% less than the national poverty rate of 11.4%.

Folsom City was incorporated in 1946. The first Europeans came into the area in April of 1827. However, the Maidu Indians were the original inhabitants. Fur trapping was the main occupation until gold was discovered in 1848. Joseph Libby Folsom purchased the land and prepared to build a railway and a township that he intended to name Granite City. Sadly, he died before any of his ambitions could materialize and the area was renamed Folsom in his honor. When the railway was completed, it became a transportation hub to the mother lode during the time of the gold rush and many people flocked to the town. The town experienced many changes in the subsequent years but most significantly Intel was set up in the city in 1984. This prompted thousands of people to move into the area spurring strong economic growth in the area and even presently Intel is a major stakeholder in Folsom’s economy.

The main modes of transport in Folsom are road and light rail. The city’s plan area is specifically designed to encourage people to walk, cycle, take the bus, and carpool therefore there is a great interconnection of the roads in the city. There are no airports in the city and no direct connections to water transport.

According to the city’s 2020 Comprehensive Annual Financial Report, the top employers in the city are Intel Corporation, California State Prison, Folsom Cordova Unified School District, Folsom Prison and Mercy Hospital of Folsom. The town has a lot of employment and academic opportunities. The city has an unemployment rate of 4.6% which is lower than the national average of 6%. Future job growth over the next ten years is predicted to be 37% which is higher than the US average of 33.5%.

The city boasts 25 preschools, 24 elementary schools, 5 middle schools, and 4 high schools. Some of these are Sandra J Gallardo Elementary School, Russell Ranch Elementary School, Folsom Middle School, Sutter Middle School, Vista Del Lago High School, and Folsom High School. There is also the Folsom Lake College in the city.

Folsom is rich in history, hiking trails, and culture. The city is nestled in the foothills of the Sierra Nevada and serves as a gateway to the alpine environment to the east. Folsom Lake State Recreation Area is just outside the city limits and offers a variety of outdoor activities. Much of the city’s gold rush heritage may still be seen, particularly on Sutter Street and in the neighboring Historic Downtown District. The downtown immerses visitors in the past while appreciating modern conveniences, with stores reminiscent of old-time opera theaters and hotels. Several events and concerts take place throughout the year in this downtown district, in addition to the retail and dining options. The city will always be linked to the state jail that lies within its limits, thanks to a memorable performance by Johnny Cash inside the prison gates. The museum is accessible via the Johnny Cash Trail, a paved pedestrian walkway that spans two gorgeous bridges and features art.

It is also the safest city in the Sacramento region as ranked by the annual Safewise survey. It is clear that Folsom has a lot to offer to both residents and visitors.
