A man who designed and developed am master planned community that, over the years, has not lost its value nor its appeal is also known as a visionary in named Robert Powell. Mr. Powell is the person responsible for an upscale community of some 2,736 condominiums and homes that’s is accessible from both Sunrise Boulevard and Highway 50 known as Gold River, California.
Gold River is comprised of some 25 neighborhoods that have a various number of residences in each, from some 226 homes in the Mother Lode to as few as six homes in Empire Oaks Village. Each gated neighborhood is named for a historical event, place or person. For instance, Bret Harte Village is named for after one of the most prominent writers in California during the 1860’s. The first transcontinental railroad is commemorated by the Gold Spike Village.
Named after the Miwok and Maidu people who lived in the Mother Load and the neighboring valley prior to 1848, is the Maidu-Hesperian Village. California. Marshall Village relates to the Settlement Village in honor of John Sutter who establishment that came to be known as Sacramento and discovery of gold by James Marshall.
The vice president of Powell Development was a man named Bob Cassano, who has reflected that Powell had constructed about 2,000 of the homes. Robert Powell designed such an amazing region. Mr. Powell put the interests of the people and the environment above the interests of the developer. He also preserved the tailings, river rock, and the oak trees in the valley left from the days of mining gold. In order to keep Gold River looking good, Mr. Powell controlled every aspect of the development of the neighborhoods. That’s the reason that everybody loves it out here so much.
Over the course of their lives, many of the residents of Gold River have lived in or owned more than one home in the region and, in order to accommodate larger families relocated into larger homes. Sometime, later they would downsize to smaller homes. They wanted to remain in the region because they loved Gold River. There is no other r community in Northern California that’s as special. The community of Gold River has strict architectural controls and land-use covenants. These are beneficial for those who appreciate the tradeoff, which is a community that looks clean and neat, the one- and two-story homes are much the same in exterior color and architectural style.
The homeowner’s association for the community is responsible for the landscaping including planting and maintenance. Homeowners are not allowed to park their recreational vehicles, boats or automobiles in their driveways, Guest parking is only allowed on one side of the extra-wide streets. Should trees fall they will be replaced. Homeowners can be confident that their homes will be taken care of while that are on vacation. People who want a lot of expression will have difficulty in Gold River because the community standards may not appeal to individualists.
What keeps the property values in the similarity between the homes. There is a direct financial benefit for those homeowners who retain the architectural style of their home. Some 79 Gold River properties have sold for an average price of $267,000 during the past six months. Some $725,000 was the highest selling price for a single family-home. A multifamily unit with two and a half bathrooms and two bedrooms sold for the lowest selling price, of some $43,000.
There are many amenities in the region that residents can benefit from, that include riding bicycles or run, or walk along to the five miles of nature trails in the region, relax, swim, play tennis, or play racquetball at the Gold River Racquet Club. They will also have expediate admission to the American River Bicycle Trail that runs between west Sacramento and east Folsom. The residents who live in the Gold River neighborhoods are also members of a homeowners or social organization who assemble for special events and monthly luncheons. Activities include a bridge, book chat, bunco, tai chi and many other games. Students who attend kindergarten through eighth grade attend Discovery Center Elementary School. Those in grades nine through 12 attend Rio Americano High School. Residents can shop at the Gold River Town Centre on Sunrise Boulevard, which features basic services, a Starbucks coffeehouse, a bank, several restaurants, as well as a Bel Air Market. Much the same as other communities in the region, Originally, Gold River was part of a Mexican land grant during the 1850’s Gold Rush.
The privately owned Natoma Mining and Water Company bought the land in the area in 1951. Prior to development, the region was home to many several automobile wrecking yards. The general manager of the Gold River Community Association, remembers hunting for automobile at the yards. Some people believe that Gold River hasn’t ever been a portion of Rancho Cordova. During the late 1970’s the Natomas Real Estate Company started working on initial plans for the property, which, according to the community website, was then known as Natoma Station. The region was named Gold River in 1980. At that time, it was one of the first planned communities.
